Towers, strata suites and converted buildings

Office Cleaning in Melbourne CBD

Golden Star provides office cleaning in Melbourne CBD for tenancies of every size, from a two-desk suite in a Flinders Lane walk-up to a full floor in a Collins Street tower. We clean after your team leaves, inside your lease line, following the building's own security and loading dock rules, and leave a record of each visit. This page is for office managers and practice managers who want to know what a city office clean covers, how it fits around building management and what it costs. For everything else we do in the city, see our commercial cleaning page for Melbourne CBD.

Office cleaning

What is office cleaning in Melbourne CBD like?

Office cleaning in Melbourne CBD is mostly tenancy cleaning: we clean the space your business leases, while the building's own contractor usually looks after the lobby, lifts and shared bathrooms. Visits happen in the evening, run through building security, and are shaped by floor layout, headcount and how busy your kitchen gets.

City offices come in three broad types. Modern towers have large, open floors, raised access flooring, glass meeting rooms and end-of-trip facilities in the basement. Strata office suites in older buildings are smaller, with their own kitchenette and often their own bathrooms. Heritage conversions off the lanes mix exposed brick, timber floors and odd-shaped rooms. Each takes a different amount of time for the same floor area, which is why we look before we quote.

The kitchen is the part that makes or breaks a city office clean. With dozens of people sharing one fridge, one dishwasher and a coffee machine, it fills up fast. We empty and load the dishwasher, wipe benches and splashbacks, clean the sink, sort the fridge on an agreed day and take the recycling to the building's waste room, which in some towers is several floors below.

Hot-desk floors need a different habit too. When no desk belongs to anyone, every desk, keyboard tray and monitor arm gets wiped, because the next person to sit there has no idea who used it last.

What is included

What is included in a CBD office clean?

A standard CBD office clean covers workstations, meeting rooms, kitchens, any bathrooms inside your tenancy, floors, bins and recycling, and touch points such as door handles and light switches. Periodic tasks like carpet extraction, high dusting and internal glass partitions are scheduled separately, so the nightly price stays steady.

  • Desks and hot desks wiped
  • Meeting rooms reset
  • Kitchen benches, sink and dishwasher
  • Fridge cleared on an agreed day
  • Bins and recycling to the waste room
  • Carpets vacuumed, hard floors mopped
  • Touch points and switches
  • Internal glass doors spot cleaned
  • Visit record left for you

Bathrooms depend on the building. In most towers the shared floor bathrooms are cleaned by the building's contractor and paid for through outgoings, so we leave them alone. In strata suites and smaller buildings, your tenancy may have its own bathroom, and that goes into our scope with the rest.

The full method, including how we check quality and report problems, is set out on our main page on office cleaning across Melbourne. This page focuses on what is different about the city.

Local scheduling

How is office cleaning scheduled around CBD buildings?

We schedule CBD office cleaning around three things: when your floor empties, when the building lets contractors in, and when the loading dock and goods lift are free. Most city offices are cleaned between 6 pm and midnight, three to five evenings a week.

Late workers are part of city life. If a team regularly works until 8 pm, we start at the far end of the floor and work toward them, leaving their area until last, or agree to clean it early the next morning. Nobody wants a vacuum running beside them during a late client call.

Building security shapes the start time too. WorkSafe Victoria's guidance on working alone applies to cleaners on an empty floor at night, so each crew member has a check-in routine and a way to raise help quickly. Some towers lock down lift access after a set hour and issue after-hours cards only to registered contractors. Others want a nightly sign-in with a named supervisor. We register each crew member before their first shift, keep the list current as staff change, and return every card or fob when someone leaves our team.

Weekend and public holiday cleaning is available, but it costs more because of award penalty rates. For most offices, a Friday evening clean followed by nothing until Monday evening works well, with the kitchen and bins given extra attention on Friday.

Prices

What does office cleaning in the CBD cost?

A city suite of up to 100 square metres starts at $120 per clean, and a floor between 100 and 300 square metres starts at $220 per clean. Larger floors are quoted after a walk-through. City access factors such as dock bookings can add a little time, and we show that openly in the quote.

The price is fixed per visit and based on the hours your checklist takes. A 60 square metre suite with one kitchenette and eight staff is at the low end. A 250 square metre floor with a large kitchen, four meeting rooms and a hot-desk area sits higher. We write the hours into the quote so you can compare us fairly with anyone else.

Periodic jobs are listed separately. Carpet extraction, window tracks and a deep kitchen clean can be added once or twice a year without changing the nightly price. GST is shown on its own line, and the figure you agree is the figure on each invoice.

How do you book an office walk-through in the city?

Tell us your building, floor, rough size and preferred cleaning nights through the contact form. We arrange a short walk-through, usually late in the day, then send a written scope and a per-visit price, normally within a day.

If building management needs insurance certificates, inductions or a contractor application first, we handle that directly with them. You only need to tell us who the building manager is.

Questions

What do city office managers ask us?

Why a local crew, how fast we can start and what it costs are the questions we hear most.

Why book this in Melbourne CBD?
Because city office cleaning is as much about the building as the office. Our CBD crews already work with tower security, dock bookings and contractor inductions every week, so there is no learning curve on your floor. They also know the parking, the goods lifts and the late-working habits of city teams.
How soon?
In the city, the first night on site tends to land about one to two weeks after you accept. Most of that time is the building's contractor approval and security passes. If your building moves quickly, we can often start sooner, and we can do an initial deep clean first if the office needs a reset.
Price?
Expect $120 or more per visit for a small suite and $220 or more for a mid-sized floor, before GST. The exact figure is fixed after a free walk-through and depends on layout, kitchen use, number of visits and any building access requirements.
