From last trade to handover

Builders and Post-Construction Cleaning

Builders and post-construction cleaning turns a finished fit-out or refurbishment into a space people can move into. As construction cleaners in Melbourne, we work with site managers and project managers on commercial jobs, from a single office floor to a new showroom, cleaning in stages as trades finish so the handover is clean, dust-free and on time. This is one of the one-off jobs within our wider commercial cleaning work.

Stages

What are the stages of post-construction cleaning?

Post-construction cleaning happens in three passes. First comes a rough clean when the big trades pack up, then a practical completion clean ahead of the builder's handover inspection, and finally a detail clean in the days before the client moves in. Each stage removes a different kind of mess, so skipping one usually means redoing another.

Rough clean

Clears the bulk of construction waste so finishing trades and inspectors can work.

  • Offcuts, packaging and debris removed
  • Floors swept and vacuumed
  • Heavy dust off sills and ledges
  • Amenities made usable
When the major trades leave

Practical completion

Brings the space to a standard fit for the handover inspection.

  • Joinery cleaned inside and out
  • Glass, frames and tracks detailed
  • Stickers and protective film removed
  • Fixtures and fittings wiped
Before the builder's handover

Final clean

Removes the dust that settles after completion, so move-in day starts clean.

  • Second pass on every horizontal surface
  • Hard floors scrubbed, carpets vacuumed
  • Kitchens and bathrooms ready for use
  • Handover record signed off
Just before occupation

Not every job needs all three. A small office refresh with new paint and carpet may only need a practical completion clean and a light final pass. A new tenancy fit-out with joinery, ceilings and services almost always needs the full sequence. We work it out at the site visit, based on the builder's program and what is still to be done.

The gap between practical completion and the final clean matters more than people think. Fine dust keeps falling from ceiling tiles, vents and light fittings for days after the trades leave, especially once the air conditioning is switched on. Cleaning too early means cleaning twice.

Timing each stage against the builder's program also protects the handover date. If the practical completion clean is booked for the day after the last trade leaves, with the detail clean set for the eve of occupation, a delay on site simply moves both bookings back together. We keep those dates flexible within the week and confirm them with the site manager as the program firms up.

Coordination

How do you coordinate with the builder and site manager?

We plan the clean around the builder's program, not the other way round. The site manager tells us which areas are complete, which trades are still due and when the inspection is booked, and we schedule each stage to fit, completing site inductions before the first shift.

  • Inductions firstCrews complete the builder's site induction and follow its sign-in, PPE and access rules.
  • White cards on active sitesAnyone working in a construction zone holds the construction induction card WorkSafe Victoria requires.
  • Areas released in writingWe clean rooms the site manager has marked complete, so no trade re-dusts our work.
  • Defects flagged, not hiddenScratched glass, chipped joinery or paint on fixtures is logged with photos for the builder.

In Victoria, construction induction training leading to a white card must be done face to face with an approved training organisation, and WorkSafe explains who needs one on its construction induction training page. Cleaners who work outside a defined construction zone may only need the site's own induction. We check with the site manager which applies before we arrive.

Waste is agreed up front too. Most builders keep a skip on site and want cleaning waste to go in it; others ask us to remove it. Either way, it is written into the quote so there is no argument about who takes the last load of packaging.

Access and hours follow the site rules. Many commercial builds run to strict start and finish times, with lift bookings for materials and a loading bay shared by every trade. We fit our equipment deliveries into those slots, keep our trolleys out of trade paths, and leave the floor tidy at the end of each shift so the next trade is not held up by us.

Residue

How do you remove construction dust, residue and stickers?

We take construction dust out from the ceiling down, using vacuums fitted with HEPA filters and then damp microfibre cloths. Paint spots, silicone smears and adhesive residue are lifted with the mildest product and tool that works, and stickers and protective films are peeled and cleaned off without scratching the surface underneath.

Plasterboard dust is the main enemy. It is fine enough to pass through ordinary vacuum bags and settle again within minutes, which is why a quick sweep makes things worse. Filtered vacuums capture it, and damp cloths pick up what is left rather than pushing it around.

Residue needs patience rather than force. A scraper on new glass or a harsh solvent on a laminate benchtop can cause more damage than the mark itself. We test in a hidden spot, use plastic blades where metal would scratch, and leave anything we cannot remove safely on the defect list for the trade who caused it.

New fittings come covered in labels: on glass, on appliances, on tapware and on light switches. Removing them all, and the glue behind them, is slow work that is easy to underestimate, and it is often the difference between a space that looks finished and one that looks like a building site.

Floors are left until last at every stage, because every other job sheds dust onto them. New carpet gets a thorough vacuum with a clean filter, and hard floors are scrubbed once the paint and grout residue has been lifted, so the finish the client sees on day one is the finish the flooring supplier intended.

If your project is smaller, such as a single office refresh, a one-off deep clean after the renovation may be all you need.

Quote

How do you get a builders clean quote?

Send the site address, floor area, the builder's program and the handover date through our contact form. We visit the site, check what is left to do, and quote each stage as a separate line, so you can book them together or one at a time as the program allows.

General costs are covered in our guide to commercial cleaning costs. Builders cleans are usually priced per stage rather than per hour, because the amount of work depends on how the site is left by the trades.

Questions

What do builders and project managers ask us?

Builders and project managers usually ask three things before booking a construction cleaner: which stages their job needs, whether we can work while trades are still on site, and whether the windows are part of the clean. Here is how each is handled.

Which stage do we need?
Most commercial fit-outs need a practical completion clean and a final clean, with a rough clean added when there is heavy debris. Small refreshes may only need one visit. Send us the builder's program and the scope of works, and we will recommend the stages at the site visit.
Can you work on active sites?
Yes. Our crews complete the builder's induction, follow site safety rules and wear the required protective gear. We only clean areas the site manager has released, so our work is not undone by trades still finishing nearby, and we sign in and out every day.
Windows included?
Internal glass, frames and tracks are included in the practical completion and final cleans. External windows at ground level can be added. Glass above ground floor, which needs height access, is handled by our specialist window cleaning service within the Golden Star network and coordinated with your dates.
