Strata Cleaning

This page is for owners corporation managers and committees looking for strata cleaning through Golden Star. Residential common property is looked after by our dedicated strata team, who work only in apartment and townhouse buildings. Golden Star itself cleans the commercial parts of those buildings, such as ground-floor tenancies and office levels. Here is how that split works, and how it fits with everything else we clean.

Who handles it

Who handles strata cleaning in the Golden Star network?

Strata cleaning for residential buildings is handled by our specialist strata site and crew. Their work covers the shared parts of a building that owners pay for together: lobbies, corridors, lifts, stairwells, bin rooms and car parks, with reporting set up for managers and committees.

Common property in a residential building has its own rhythm. Bins go out on council days, car parks gather leaves every autumn, and a committee meets a few times a year wanting to see what it paid for. The rules come from the owners corporation, and Consumer Affairs Victoria explains how an owners corporation looks after common property maintenance for its members.

That is different enough from an office program that we keep it separate. Our strata team works only in apartment and townhouse buildings, with checklists, rosters and reports built for owners corporations. For a residential building, go straight to our specialist strata cleaning team, who can quote directly.

Managing a residential block? The strata team can arrange a walk-through with your manager or committee chair and send a proposal for the common property alone.

Or ask us to pass it on

Mixed-use buildings

What happens in buildings with shops or offices below?

In mixed-use buildings, the residential common property goes to the strata team and the commercial tenancies go to Golden Star. Both crews work from their own scope, but visits are coordinated so bins, lifts and shared entries are not cleaned twice or missed altogether.

Golden Star

Commercial lots and tenancies

  • Ground floor shops, cafes and showrooms
  • Office levels and professional suites
  • Commercial bathrooms and kitchens
  • Tenancy make-good and vacate cleans

Residential common property

  • Residential lobbies, lifts and corridors
  • Stairwells, handrails and fire exits
  • Bin rooms and bin presentation
  • Car parks and garden common areas

Shared areas are where mixed-use buildings go wrong. A retail tenant assumes the owners corporation cleans the shared entry; the owners corporation assumes the tenant's cleaner does. Nobody does, and the entry looks neglected. When both sides are within our network, the scopes are written together and the shared parts are assigned to one crew in writing.

If the commercial tenant is the one looking for a cleaner, and the building already has a strata contractor from outside our network, that works too. We clean the tenancy and agree the boundaries with the building manager on day one.

Where should a strata or mixed-use enquiry go?

For a residential building, request a proposal directly from the strata team. For commercial lots or a mixed-use building, send the address and the parts you need cleaned through our contact form. We walk the site and send a written scope and price, coordinating with the strata team where needed.

General cost guidance for the commercial side is on our commercial cleaning prices page. If you are not sure which team fits your building, just send the details and we will point you the right way.

Useful things to include: the number of lots, whether there are commercial tenancies, how bins are collected and whether there is a car park. That is enough for either team to suggest a sensible visit pattern before anyone sets foot on site.

Question

Does Golden Star clean strata buildings itself?

Golden Star cleans the commercial parts of strata buildings, while residential common property is handled by the specialist strata team in our network. Most managers find the split useful, because each crew knows its own type of building well and the paperwork suits the people reading it.

Do you clean strata buildings?
Yes, through the Golden Star network. Residential common property is cleaned by our dedicated strata team, and commercial tenancies inside strata buildings are cleaned by Golden Star. In a mixed-use building, both scopes are written together so every shared area has one clear owner and nothing is missed.
