City apartments, student studios and office tenancies
End of Lease Cleaning in Melbourne CBD
Our end of lease cleaning in Melbourne CBD is built around how city buildings work: lift bookings, loading dock slots, strict move-out windows and inspections that often happen the day after the removalists leave. We clean apartments of every size, from studio student rooms to three-bedroom sub-penthouses, as well as office tenancies being handed back under a make-good clause. This page is for city renters, property managers and businesses moving out, and explains what the clean covers, how we fit around your building and what it is likely to cost. End of lease
What makes end of lease cleaning in Melbourne CBD different?
End of lease cleaning in Melbourne CBD is different because almost every job is in an apartment tower with building rules. Lifts must be booked, trolleys may only use the goods lift, parking is scarce, and the clean often has to fit into the same window as the move itself. Planning around those rules is half the job.
City apartments tend to be compact, so the rooms themselves are quick. The time goes into the details that inspectors check in small homes: the oven in a galley kitchen that has been used every night, the shower screen in a bathroom with no window, the balcony door track full of city grit, and the laundry cupboard with a dryer vent that has never been cleaned.
Student studios are their own category. Many were furnished, so beds, desks and wardrobes stay behind and need wiping inside and out. Shared building facilities such as common kitchens are usually cleaned by the building, but your own room and its kitchenette are your responsibility.
Office tenancies in the city follow the lease rather than a condition report. A make-good clause might ask for carpets to be professionally cleaned, signage removed and the space handed back swept and clean. We go through that clause together at the inspection, so the scope matches what the landlord will actually check.
What is included
What does a CBD vacate clean include?
A CBD vacate clean includes the kitchen, bathroom, bedrooms, living area, laundry and balcony, with inside cupboards, window tracks, skirting boards, light switches and floors all covered. Carpet steam cleaning, wall washing and blinds are extras you can add when the lease or the condition report calls for them.
- Oven, cooktop and rangehood
- Kitchen cupboards inside and out
- Shower screen, tiles and grout
- Toilet, vanity and mirror
- Wardrobes and shelving
- Window tracks and sills
- Balcony swept and wiped
- Laundry and dryer vent
- Floors vacuumed and mopped
Balconies deserve a mention in the city. Pigeon droppings, dust from the street below and leaves from neighbouring planters build up quickly, and many building managers check balconies as part of the handover. We sweep, wipe the rail and glass on the inside, and clean the door track, while external glass that can only be reached from outside stays with the building's window contractor.
How the full service works, including the Victorian rule on when professional cleaning can be required, is covered on our main Melbourne end of lease cleaning page.
Local scheduling
How do you schedule a vacate clean in a city tower?
We schedule a city vacate clean by working back from the inspection and around the building's move-out booking. Ideally the removalists finish in the morning, we clean that afternoon or the next day, and the property manager inspects with a day to spare.
Many towers only allow one move at a time and need the goods lift booked days in advance. If your move and our clean fall on the same day, we time our arrival for after the removalists, bring compact equipment that fits the goods lift, and keep the corridor clear so other residents are not held up.
Keys and fobs are the other city detail. We agree whether you will meet us, leave keys with concierge or use a lockbox, and we hand everything back the way you want once the clean is finished. Photos of each room are sent the same day.
A rental provider must lodge any bond claim within a short window after the agreement ends. Consumer Affairs Victoria notes that bond claims go through the RTBA and can include cleaning if a property has not been left reasonably clean, so it pays to book early rather than leave the clean to the last possible day.
Prices
What does end of lease cleaning cost in the CBD?
As a Melbourne guide, a studio or one-bedroom apartment typically costs $280 to $420, a two-bedroom apartment $380 to $560, and larger apartments more. City jobs sometimes take a little longer because of lift waits and parking, and your fixed price reflects the real apartment, not a generic rate.
Most CBD apartments sit toward the lower half of those bands because they are compact and often only a few years old. What pushes a city clean higher is condition rather than size: an oven that has cooked every meal for two years, a bathroom with no ventilation and mould in the grout, or a balcony that has not been swept since move-in.
Carpet steam cleaning is priced per room on top, and many city apartments have only one or two carpeted rooms, which keeps that extra modest. Office tenancies are quoted separately after an inspection. Our wider guide to end of lease prices explains every band and add-on in detail.
Book
How do you book a CBD end of lease clean?
Send the building, apartment size, your move-out date and inspection date through the contact form, with a few photos of the kitchen, bathroom and any trouble spots. You get back a set price and an arrival time that suits the lift booking.
If you are a property manager handling several city turnovers a month, we can set up a standing arrangement so each vacate is booked with one message and invoiced the same way every time.
